About this project

The development in Royston, Hertfordshire, will be undertaken by McCarthy Stone.

The scheme consists of 37 residential units, along with ancillary spaces on the ground floor, including a homeowner lounge, reception lobby, mobility scooter storage, refuse area, and plant room. Staff and guest suites are located on the second floor, all within a three-story, load-bearing masonry block. The main block also features a small 850 sq. ft. retail space. As part of the wider development, the site includes a row of terraced townhouses on the adjacent plot.

The main block and townhouses will be constructed using traditional load-bearing masonry, with precast concrete floors and a trussed timber rafter roof.

The building will be founded on traditional trench fill foundations, subject to a post-demolition survey of the existing structure.

The main block is partially cut into the slope, requiring the design and construction of a sheet-piled retaining wall to support the public highway. BDC will provide technical assistance to the client, working alongside the specialist sheet piling contractor during the AIP (Approval in Principle) negotiations with the Local Highways Department.

BDC has worked closely with the specialist supply chain to ensure all design elements are integrated, developing the optimum structural solution. This collaboration has helped reduce the amount of steel required in the roof design at an early stage, ensuring efficiency and cost-effectiveness.
