About this project
The current site design comprises 104 house plots and an apartment block of 61 units, constructed with a typical load-bearing structure and precast planks dividing floors, all supported on strip foundations. BDC was engaged as Civil & Structural Engineering consultants to provide detailed design services for this constrained development in Exeter, which is bordered by the Rail Network and new residential areas.
The site underwent extensive remedial work to prepare for infrastructure installation. Due to soil conditions and vegetation in specific areas, pile foundations were required for some of the residential plots. The drainage strategy involved redirecting surface water to a detention basin via a pumping system integrated into a landscaped garden, designed to be functional year-round.
A zig-zag path on the northern slope to the boundary was addressed with a preliminary reinforced soil solution. Along the southern boundary, adjoining Network Rail and with spatial constraints, King Post retaining walls were implemented for roads and footpaths. This solution was both environmentally friendly and cost-effective, offering time and budget savings compared to traditional reinforced concrete walls.
