About this project
Central Parade, a winner of the 2021 LABC award, is a 100% affordable housing development comprising 58 new homes near Perivale Underground Station in Ealing.
BDC was appointed as Civil & Structural Engineering consultants to provide detailed design services for this challenging project, located within a constrained site bordered by the TFL red route, residential properties, and a petrol filling station.
The development is situated on a brownfield site with contamination, and BDC devised a robust solution involving piled foundations and a concrete frame with flat slabs and shear walls. Our team also conducted extensive investigations into the site’s constraints, including the existing services, drainage connections, and boundary conditions, ensuring the project adhered to safety and regulatory standards. One significant challenge was resolving the impact of existing advertising signage on the site boundary.
As part of the sustainable design approach, we incorporated an air source heat pump system to provide a green energy solution for heating the apartments. This required extensive coordination and collaboration across the design team to address plant requirements and integrate the system into the overall building design.
Given the site’s restricted access and limited space, several iterations of the design process were required to finalise the layout for attenuation tanks and the new substation, optimising both functionality and efficiency while meeting all project requirements.
