About this project
Bond House, located in New Cross Gate, London, was a redevelopment project where BDC served as Structural Engineering consultants, providing detailed design expertise. The site, bordered by Goodwood Road and Batavia Road, presented unique engineering challenges due to its topography and urban context.
The development comprises 89 residential units and 9,500 sq. ft. of B1 commercial space, distributed across two levels, and includes a double-height gallery space with provisions for a future mezzanine deck. The 11-story building is organised into two blocks, featuring a lower ground floor, upper ground floor, and floors 1 to 9. Both blocks are supported by piled foundations, with the lower ground floor partially embedded into the slope along Batavia Road. This required the integration of a cavity drainage system within the structural detailing to address water management effectively.
Batavia Road itself is supported by a continuous piled wall, designed and constructed under an AIP (Approval in Principle) process. This ensured structural stability while accommodating the specific requirements of the highway and adjacent developments.
The architectural design necessitated transfer structures at various levels, supporting thermally broken concrete balconies, external walkways, and bolt-on steel cantilever balconies. These features not only enhance the building’s aesthetics but also provide functional outdoor spaces for residents.
The gallery space, designed as a focal point of the development, showcases a double-height layout with future adaptability for a mezzanine deck, ensuring flexibility for evolving commercial or community needs.
