About this project

116 Cockfosters is a development featuring 226 one- and two-bedroom apartments, located near Cockfosters tube station.

The project involves the refurbishment of 1960s-era reinforced concrete office blocks, with one building standing nine stories tall and the others three stories. Additionally, two new extension blocks will be constructed to provide extra accommodation.

BDC was appointed as Civil & Structural Engineering consultants for the detailed design of this scheme, which was situated on a constrained site. We developed strategies for surveying the existing RC frame to assess its load-bearing capacity, fire resistance, and durability.

New roof terraces were proposed on the existing buildings, and we designed steel support structures to transfer loads to the existing columns. We also carried out comprehensive building load assessments to ensure that the foundation loads were not increased.

The new high-rise extensions will feature piled foundations and a concrete frame with flat slabs and shear walls. A transfer structure at the second floor level will provide clearance for vehicles. BDC also addressed site constraints, investigating the existing services, new drainage connections, and boundary conditions, while ensuring vehicle tracking around the tight site was feasible.
